Methods of working with 

Builders

1.   FULL COLLABORATIVE DESIGN + DOCUMENTATION PACKAGE

Working with a Client's preferred Builder from project inception, with the understanding that THP will design and deliver a set of documents tailored for, and to be built by, that Builder.

THP is engaged either directly by the Client or engaged by the Builder to liase and manage their Client.

 

A collaborative process where THP manages the design and documentation process, seeking the Builder's advice and preferences, to design to a budget. Builder provides regular input on preferred construction methodology, detailing solutions and material and finishes selections, to ensure the developing design can be built, by them, to the agreed budget. Builder offers a preliminary cost estimate at Concept Design stage, followed by a detailed quote to build on Building Permit Set. ​[>> 1]

 

 

2.   PRE-CONTRACT DESIGN PACKAGE

Package offered to Builders who have an inhouse drafting team.

THP delivers a Design stage and streamlined set of documents which allow the Builder to enter into a Building Contract with the Client. Builder then delivers their own Building Permit set inhouse.  Method generally employed to offer Clients Architectural Design with the value of a Builder's in house drafting team.  

THP is engaged either directly by the Client or engaged by the Builder to liase and manage their Client.

A collaborative approach between Architect + Builder is still employed, with Builder consulted regularly on preferred construction methodology, detailing solutions and material and finishes selections, to ensure the developing design can be built, by them, to the agreed budget. Builder offers a detailed quote to build on completed package. [>> 2]

 

3.   BUILDING CONTRACTS AWARDED THROUGH TENDER PROCESS

Whilst not the preferred method, THP does occasionally offer opportunities for Builders to Tender in the conventional manner, on a design and documents package which they had no involvement in preparing.  Builder suggestions for construction efficiency and sensible ways to reduce cost are always welcomed and appreciated prior to Contract signing.

Architects + Designers

1.   EXPERT CONSULTANT

 

With expertise in design for multiple households, design across multiple sites, and design for street activation, THP can be engaged as an expert consultant by other Architects and Designers, seeking to offer this expertise to their Clients.

THP is engaged either directly by the Client or engaged by the Architect/Designer to act as their Consultant.

Consultation is generally offered on an hourly rate, with estimated hours given at project inception. Lump Sum fees can be negotiated if preferred.

[1]  Design + Documentation Package involves the following stages:

  • CONCEPT DESIGN STAGE

Architect takes Client through an iterative process that involves Briefing, Site Analysis, Sketch Design and Developed Design 

  • DEVELOPMENT APPROVAL (if required)

Preparing an application for Development Approval

  • BUILDING PERMIT SET

Preparing all documents and details required for a Building Permit, including all consultant co-ordination, such as Structural Engineer, Energy Assessor, and Building Surveyor for CDC

  • Design + Documentation Package is offered on a Lump Sum Fee, broken down into the different stages. Consultation during Construction can be added at hourly rates.

  • Pre-Contract Design Package is offered on a Lump Sum Fee, broken down into the different stages. Overviewing of Builder's in house documents can be added at hourly rates.  Consultation during Construction can be added at hourly rates.
